Tenant fees from 31st may 2020
Consumer Rights Act 2015:Duty of Letting Agents to Publicise Fees (Calculate using current VAT rate of 20%)
Tenant administration – £0 (including VAT)
Credit/referencing – £0 (including VAT) for first applicant, £0 (including VAT) for additional occupants
Pet fee – The landlord may charge a higher rent per month per pet allowed- this will be agreed either before tenancy commencement, or during the tenancy. The additional rent is non-refundable in either case. If a pet or pets are approved by a landlord, then the deposit will be based on 5 weeks rent including any additional uplift of rent paid for the pet(s).
Tenancy agreement changes – £50 (including VAT) per change (eg Pet permissions, change of sharer/tenant name/permitted occupier. Permission to run a business from the property) or reasonable cost of re-marketing and referencing if applicable.
Early termination – The Agent (on behalf of the landlord) will charge a cost for early termination to cover any lost rent and the reasonable costs of re-marketing and referencing if applicable.
Check in/Check out inventory – £0 (including VAT)
Tenancy renewal – £0 (including VAT)
Company let fee – £600 (including VAT) including agreement and references.
Lost keys or late rent – A fee in line with the Tenant Fees Act 2019 may be charged.
Commissions – We may also receive commissions from Insurance companies, Referencing companies, Utility providers and others. We do not receive any commissions from Contractors who work on any of our properties.
Before the tenancy starts
(payable to Belvoir Stone ‘the Agent’)
Holding Deposit: 1 week’s rent
Deposit: an amount up to the limit allowed by the Tenant Fees Act 2019 of 5 weeks rent
During the tenancy
(payable to the Agent):
Payment of interest for the late payment of rent at a rate of 3% over the Bank of England Base Rate calculated from the date the payment was due up until the date payment is received
During the tenancy
if permitted and applicable:
Utilities – gas, electricity, water and sewerage, Communications – telephone and broadband, Installation of cable/satellite, Subscription to cable/satellite supplier. Television licence, Council Tax and other permitted payment
Where appropriate, charges are subject to the current rate of VAT.
