It is said that statistically we have seven seconds to make a first impression,
so when it comes to house viewing, best in class property presentation and photography is crucial to sell the dream and win a buyer over.
Home staging is the art of professionally presenting property to appeal to the widest audience and includes the all important outdoor space. We know that before a buyer will even step over the threshold there is the inevitable ‘drive by’ to consider, so here are our top tips for creating instant kerb appeal to help you stand out from the crowd.
Front door
Rule no 1 – clean, paint or replace an old front door – greys and black will suit most property styles and are practical too.
Ensure your door bell works and house number is visible – you need to be easy to find.
Add a ‘welcome’ door mat if the step is looking tired – it’s a subliminal message that says ‘come on in to our lovely home’
Front out door space
Trim, mow, tidy repeat!
Keep shrubs shapely, grass cut and weeds removed. Add a couple of potted plants if your space is mainly hardscaped or window box if you live in high rise or flats.
Jet wash paths or paving to remove moss and dirt.
Leave a parking space free if possible for viewings so your buyer gets to imagine themselves coming home!
Windows
Clean and paint where necessary to compliment your door.
Fences and gates
Ensure these are well maintained and gates are fully functional.
Outdoor lighting
Ensure your property is well lit particularly if you have evening viewings – your home needs to be easy to find, look inviting and feel safe too.
If you don’t have much outdoor lighting there are lots of stylish (battery operated) lanterns on the high street so you can light up your spaces affordably.
