Choose the right level of service
At Belvoir, we have have developed several services to suit the needs of landlords. Our landlords range from first time investors, accidental landlords to multiple landlords. Here is a list of services in increasing order of management by Belvoir. In other words, the further down you get, the less work for you.
Let Only
For private individuals who want help finding a tenant but want to be involved in day to day maintenance and rent collection. We will advertise, conduct viewings, process applications, fully reference the tenant, prepare all legal paperwork, check the property complies with regulations (like Energy Performance Certificates, Gas Safety Certificates, Legionella Risk Assessments, general Health and Safety), prepare inventories, conduct the move-in and protect the deposit. Just after move-in, we will hand the property and all paperwork back to you. You will then be responsible for liaising with your tenant directly on any matter; repairs, maintenance, rent, arrears, general enquiries etc. You are able to ask us to conduct additional services during the tenancy, subject to separate charges. We have a “Tenant Evict” product to help you with the cost of evictions. Please enquire with us.
Let Only and Rent Collection
Just like the service above but includes monthly rent collection by us. Suitable for landlords who want to look after their own repairs but who do not want the hassle of rent collection and arrears chasing. We will carry out the same service as “Let only” but add to that monthly processing of rent. If the tenant misses any payments, we will send them text reminders and weekly arrears letters. We will also be able to issue any Section 21 and Section 8 notices on your behalf if you’d like to terminate the tenancy or evict the tenant. Again, please ask us for the “Tenant Evict” product.
Fully Managed
*Peace of Mind* The majority of landlords choose this service because they prefer to be completely hands off, except to authorise works. We will advertise, conduct viewings, process applications, prepare all legal paperwork, check the property complies with regulations (like Energy Performance Certificates, Gas Safety Certificates, Legionella Risk Assessments, general Health and Safety), prepare inventories, conduct the move-in and protect the deposit. Then we will be managing the tenancy and any maintenance; liaising with tenants on all matters, sending contractors out to quote for repair jobs, obtaining your permission for repairs and to approve costs, coordinating repairs with contractors and tenants, paying contractors, checking rental trends, conducting periodic visits to the property to check on condition every 3-6 months, increasing rents mid-tenancy in consultation with you, recommending any fixed term tenancy renewal, advising you on any laws or changes in the Stoke on Trent market, conducting move outs, check out reports, handling any deposit disputes, assistance in eviction proceedings, advising on marketing strategy etc. This service is a fully comprehensive service.
