1. Book An Appraisal

Contact us to arrange a suitable time for us to visit the property. We will give you a sales appraisal and discuss what preparations or repairs you may need to maximise your sale price. We will discuss marketing strategy to achieve the best price in the shortest time-frame. Our commissions start at 0% for auction sales, and either % or fixed fees for private treaty sales. 2. Instruct Us To Sell

When you have decided to use us to sell your house, we will both have to sign our agreement (because legal stuff has to apply!). Then we will visit the property again to take professional photographs and the 360 degree virtual tour. We will need to understand your property so we can emphasise every feature to potential buyers. Aerial photography is also available to show off premium houses! We will measure up all rooms to prepare a 3-dimensional floor plan. We will then produce a professional property brochure for your approval.

3. Marketing Begins 

We then advertise your property on Rightmove, On The Market, Belvoir website as well as by email to all registered buyers and on our official Belvoir Stoke social media channels (Facebook, Instagram, Linkedin, Youtube). We add premium features to our advertising at no extra cost to you, to make your property stand out over and above other properties on the market. If you have a premium home, this may fall under our “The Collection” sub-brand, with a gorgeous hangman For Sale board.

4. Negotiating Your Sale

Our office will arrange viewing appointments to suit you, ensuring that our sales negotiator conducts the viewings. We fully qualify any potential buyers, by checking with proof of deposit and an agreement in principle for a mortgage, to ensure they are in a position to proceed with their offer to buy your home. We would not want to waste your time with people who are not in a position to buy. Our sales team will ensure the best possible price is secured for your property. We do not pressure you to accept a low price, just so we can collect commissions. On average, Belvoir Stoke has negotiated buyers upwards £3000-£5000 from initial offer to offer accepted.

We will ring you soon after each viewing to give you some viewing feedback. We promise to communicate with you to keep you informed throughout this process. All offers are also submitted to you on the same day that it is received by us from the buyer.

5. Fixed-Fee Conveyancing

We work with good solicitors to help our sellers complete their sales. We can recommend several good solicitors to carry out the legal conveyancing for you. We can obtain a fixed fee quote for you, so you can budget knowing there won’t be hidden costs. Some of our solicitors operate online 24/7 portals where you can check the progress of your case, keeping you informed every step of the way.

6. Progressing To Completion

Once your house is “sold subject to contract”, this is where most agents will sit back and leave it to the solicitors. Approximately 40% of sales fall through before completion during these post covid times. This is due to survey problems, mortgage problems, legal problems etc. Without completion, your house isn’t sold! This is where we make a huge difference. Our sales team and our dedicated Sales Progressor will pro-actively keep track of the conveyancing process, chasing solicitors at every opportunity. We also have mortgage brokers to solve the buyer’s mortgage problems and trades contractors to solve repair problems. With the rapport we build with buyers, we will also speak to buyers directly to calm any fears, to keep the sale on track.

7. Moving Day!

It’s time to move on to the next chapter. On moving day, we will wait for the go-ahead from your solicitor before releasing the keys to your buyer. We are here to help you with your move if you need contacts such as cleaners, packing and removals people and any other tradesmen. We have drafted a handy checklist for you for moving day. You needn’t worry about paying our fees, as your solicitor will settle that directly with us.
