Consumer Rights Act 2015:Duty of Letting Agents to Publicise Fees (Calculate using current VAT rate of 20%)

Tenant Referral Only – £ 275 (inc VAT) payable for each letting where The Tenant is introduced by The Agent. This will be invoiced and payable on The Tenant details being accepted by The Landlord.

Let Only – 80% of one months rent plus VAT payble for each letting to a tenant introduced by the The Agent. Payable on commencement of a tenancy and deducted from the rent collected at the commencement of a tenancy. A minimum fee of £390 (including VAT) applies. Should the landlord require a further 6 month tenancy agreement drawing up for an existing tenant, a fee of £100 (including VAT) applies.

Letting and Rent Collection – Start up/Re- let fee of £354 (including VAT), plus 9% (plus VAT) of the monthly rent, deducted from the rent as received. We can undertake mid term visits, at a cost of £35 (including VAT) if required.

Full Management – Start up/Re- let fee of £354 (including VAT), plus 12% (plus VAT) of the monthly rent, deducted from the rent as received.

Other Charges

Full Detailed Inventory preparation fee – 1 or 2 bed £95 (including VAT), 3 beds £160 (including VAT) 4 or 5 beds £190 (including VAT), 6 beds or furnished by agreement.

Admin involved in the Tenancy Deposit Protection legislation – £36 (including VAT) per annum per deposit to register, administer, transfer and repay Tenants deposits on Let Only, Letting and Rent Collection and Full Management (charged from 1st Sept 2019 on all deposits)

Preparation of Paperwork for Alternative Dispute Resolution – £0 (including VAT) for each case submitted – (This was previously a £90 charge)

Duplicate Statements – £0 per copy provided by email, £6 (including VAT) per provided posted copy

Insurance Claim handing fee – 10% (plus VAT) of costs of works before VAT

Professional hourly rate – £60 (including VAT) per hour

Re-signing fee – £0 (including VAT) payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant.

Void management fee – £50 (including VAT) per week payable four weekly in advance of requirement

Energy Performance Certificate – £55 (no VAT) A valid EPC is required to rent a property out. We can recommend a provider if required

Landlord withdraws property after tenant applies for property – £200 (including VAT) where a landlord does not provide the property to meets a tenants application and where references and checks have been completed and/or ‘Deadline for Agreement’ has passed.

Post Letting Service (inclusive with our 'Full Management and Rent Collection' service)

Tenant Move out – £120 (including VAT) to include inventory check and damage report
Cancellation – Where the landlord cancels the agent’s instructions to provide either Full Management or Letting and Rent Collection, the agent will charge, and the landlord will pay a fee based on 14% (including VAT) of the agreed rent for the period, not exceeding six months from the commencement of the tenancy. Cancellation outside a fixed term will be charged at £350 (inclusive of VAT) plus normal commissions due on rental income.

Where appropriate charges are subject to the current rate of VAT.
