Property Evaluation for Re-Letting After 5 Years

Overview:

We attended the property to assess the necessary requirements for re-letting after over five years of tenancy. Below is a summary of our findings and recommendations.

Interior Improvements:

Upon entering the property, it was clear that a general decoration overhaul was needed. It had been over five years since the last decoration, and repainting the walls and some ceilings were recommended. Freshly emulsioned walls can significantly lift the overall appearance of the property, making it more appealing to prospective tenants.

In the kitchen, we noticed several issues that required attention. The silicone around the worktop was worn and needed replacing to ensure a clean, polished look and to prevent any potential water damage. Additionally, several cabinet handles were loose and required tightening or replacement. There were a few chips in the worktop that needed to be repaired to maintain a high standard of kitchen surfaces. The oven, hob, and extractor fan were also identified as needing a thorough deep clean to ensure they were in pristine condition for new tenants.

The bathroom also showed signs of wear and tear. The silicone around the bath needed to be replaced to maintain waterproofing and aesthetics. The shower door seal had lost its flexibility, compromising the watertight integrity, and thus, a new seal was required.

In the bedroom, the overall condition was good. Apart from needing a general repaint to refresh the space, a professional carpet cleaning would be sufficient to restore the carpet to a clean and presentable state.

Exterior Improvements

The garden had already been re-landscaped and looked well-maintained. The small patio area had been cleared, and the established mock orange shrub added a fragrant and pleasant touch to the outdoor space.

Conclusion:

The recommended improvements are primarily cosmetic but essential to ensure the property meets current rental standards. Addressing these issues will not only enhance the property’s appeal but also potentially increase its rental value. Overall, with some minor repairs and a fresh coat of paint, the property will be in excellent condition for new tenants.
