SCALE OF CHARGES

As from 27th May 2015 it is now a legal requirement that ALL Letting Agents in England and Wales have a duty to publicise and display their membership to a redress scheme and also display whether or not they hold Client Money Protection – is your Agent adhering to all legislative requirements?

SERVICE OPTIONS:

Full Management: 12.5% + VAT (Equates to 15% INCLUDING VAT) of the rent, deducted from the rent as received.

Monthly payment of 13.2% (incl VAT) of rent collected

Set-up Fee £480 (incl VAT)

Re-Let Fee £480 (incl VAT)

  • Ensure we note full details of your wishes with respect to your letting
  • Full safety checks & annual Gas Safety Certificates (Paid for by Landlord)
  • Regular periodic Inspections with Belvoir Property Manager
  • Correct Notices served when possession of a property is required
  • Full accompanied Check Outs and Electronic report with photographs
  • Full Deposit Report and remit of Deposit funds
  • Management of vacant property between Tenancies
  • Collect monthly rent and remit balance by internet banking to Landlord
  • Manage late payments and advise Landlords on actions
  • Full appraisal and photographs of property
  • Advertise your property details on our national website and the UK’s biggest property website, Rightmove
  • Marketing campaigns to drive traffic to enquiries
  • Accompanied viewings
  • Lodge the Deposit with our government approved Tenancy Deposit Scheme (TDS) and hold until the end of the tenancy
  • Collect and remit the first months’ rent
  • Set up Standing Order for future rent
  • Deduct any pre-Tenancy invoices
  • Obtain utility readings and remit to companies and Council tax
  • Make any HMRC deduction and provide with necessary forms if you are an overseas Landlord.
  • Rent Review, negotiation and serving of Section 13 notice if tenancy is on a rolling monthly basis

Let Only: 8% + VAT (Equates to 9.6% INCLUDING VAT) of the achieved rental for a six-month let – or 6.75% + VAT (Equates to 8.1% Including VAT) of the achieved rental for a twelve-month let subject to a minimum charge of £500 + VAT (Equates to £600 INCLUDING VAT) for each letting to a tenant introduced by The Agent. Payable on commencement of tenancy and deducted from the rent collected at the commencement of tenancy.

Other Charges

  • Admin involved in the Tenancy £400 + VAT (Equates to £480 INCLUDING VAT) set up fee on each new AST (including dealing with Deposit Protection legislation)
  • Inventory preparation fee: From £150 (2 bed) £180 (3 bed) £200 (4 bed) + VAT (Equates to £180 – £240 INCLUDING VAT) On first let only. Additional charge of £40.00 for fully furnished properties. Subsequent updates £40 + VAT
  • Preparation of paperwork.
  • Alternative Dispute Resolution £90 + VAT (Equates to £108.00 INCLUDING VAT) per hour
  • Duplicate Statements: £6 + VAT (Equates to £7.20 INCLUDING VAT)
  • Insurance claim handling fee: 10% + VAT (Equates to £12.00 INCLUDING VAT) of cost of works before VAT.
  • Professional hourly rate £75 + VAT (Equates to £90 per hour INCLUDING VAT
  • Re-signing fee: £75 + VAT (Equates to £90 INCLUDING VAT) payable where The Agent, at your request, arranges a renewal of tenancy to an existing tenant.
  • Void management fee: £50 + VAT (Equates to £60 INCLUDING VAT) per week payable four weekly in advance of requirement.
  • Obtaining pre-payment keys or cards or clearing debts on such (when we first take over a property) £50 + VAT (Equates to £60 INCLUDING VAT)
  • Post Letting Service
    (Inclusive with our “Full Management” service)
    Inventory Check out: (including damage report) £90 (1 bed|) £120 (2 bed) £150 (3+ bed) + VAT (Equates to £108 – £180 INCLUDING VAT)
  • Cancellation – Where Full Management service is cancelled during the tenancy (including any extensions) a one-off fee of £150 + VAT (Equates to £180 INCLUDING VAT) will be payable.
  • Withdrawal fee – Where the Landlord withdraws after we have marketed, and we have found a willing, suitable tenant a one-off fee of £150 + VAT (Equates to £180 INCLUDING VAT) will be payable.

Commissions: in some instances, we may receive a commission of up to 12% inc Vat from 3rd party providers, including but not limited to insurance companies, contractors, referencing and utility providers.Where applicable charges are subject to the current rate of VATAll prices subject to change after two months’ notice.
