Sometimes it might seem tempting to tell a little “white lie” to your landlord – it’s just something minor after all right?
Well… not really. Hiding things from your landlord (no matter how small) is a clear breach of your contract. This can lead to serious consequences, including being asked to leave the property.
Here are 3 things you should always be up front about with when renting a property.
Pets
The subject of pets in rented accommodation is sometimes a complicated and frustrating one. With half the nation owning a pet, it’s not surprising that finding a pet friendly rental agreement is often at the top of the list.
Unfortunately not all landlords feel the same about our fur babies and it’s not uncommon to see “no pets allowed” on a property listing.
It can be very tempting to simply “forget” to mention that you have a dog or cat. Surely they won’t find out after you’ve moved in and what harm could it possibly do anyway?
They might not find out but if they do, they are well within their rights to ask you to get rid of your animal. In fact, they might ask you to leave the property altogether. It’s much better to try your luck and be honest – you never know what they might say.
Damage
Sometimes damage to a property happens through an accident that couldn’t have been prevented. Your landlord is only human and is more likely to understand that it wasn’t your fault – whatever it is that’s happened. They will appreciate that you have contacted them straight away.
However, if you decide to hide it from your landlord or lie about what has happened, they are far less likely to be understanding. If you neglect to tell them about the hole in the kitchen roof until it’s time to move out, you can expect to be faced with a loss of money.
Not reporting damage could result in a fine or/and a loss of your security deposit. It’s a lot better to be upfront and honest.
DIY Work
Whether you want to paint your kitchen or nail pictures into your bedroom wall, it’s important that you ask your landlords permission beforehand. Some people don’t want their property altering in any way and it’s important that you abide by their wishes. Some landlords just want you to ask beforehand as this shows trust!
A lot of the time you’ll be told that you can do what you like (within reason), as long as you return it to how it was when it comes to the end of your lease. You must ensure that you do this before the last check is carried out on the property.
