One thing that may not have been considered, however, is the time of year in which the property goes on the market. The weather, people’s availability to view, and the general mood of buyers comes into play here, and it is very important to consider the season.
So, should you sell your home in summer or winter?
Summer
Summer may seem like an obvious choice for many reasons. The mood is generally bright and breezy, the trees in your neighbourhood will be in full bloom, and everyone is basically having a nice time. Or so you might think. The reality of property sales during the summer paint a different picture however.
Not only are people often away from home, but they may be hot, bothered and unwilling to seriously consider buying a property when there are other activities (pubs, holidays, walks and general relaxation) that may be on their mind. Though the season seems a convenient one, it is by no means optimised for sales.
Winter
Unfortunately, winter is not ideal either – or at least initially. Christmas has such an enormous impact upon people’s moods that it can render them temperamental; they simply have other things on their eminds, particularly finances.
Waiting until January can ultimately provide better results. There is an optimism and ‘new beginning’ feel to the month, and people may be able to think more rationally about what they can and can’t afford, as well as what they want from their new home.
