When you're ready to sell (or let) your property, you want to ensure that you get the best price – this means presenting your property in the best way so that the viewer can imagine living there. Clear
out all your clutter! If you're serious about moving, then you will need to do this anyway – there's nothing more frustrating than packing up 'stuff' that you're never going to unpack. Not only is it taking up valuable space, you'll be paying someone to move it for you.
Show the viewer that there is plenty of space and your property appears as clear and big as possible. There's nothing worse than not being able to see past someone's belongings and envisaging your own furniture in the place.
Finish the odd jobs. It makes a huge difference if a place looks loved and cared for – fix the leaky tap, touch up the chipped paintwork, clean the door handles (and the front door) and tidy up the garden – put away the broken pots and weed the garden. First impressions really matter – your place needs kerb appeal – clean up the front path, mend the wonky gate and put a clean door mat by the door. Do everything that tells your viewers that this property is loved and cared for.
Now you've tidied, prepared and cared for the forgotten corners of your house – it should be looking as good as it can. Now it's time to instruct your estate agent and let them photograph it ready for the market. You'll need to give the mirrors an extra shine, and the taps! Then the photographer can come and see your property looking wonderful – they will make sure additional belongings are moved out of the way for the photos, and the images shown on the internet and in the brochures really work and sell your home.
Move your car off the drive and move the bins out of the way – we've all got the wheelie bins but really they're not that pretty and are best removed for this bit! Then you can sit back and wait for the viewings to get booked in…
