- To arrange for the inventory and statement of condition of the property (if the Landlord requires).
- To collect the 1st month’s rent and remit into Landlord’s bank account after deducting the fees for the service.
- To notify the utility companies (except telephone providers) including the local authority.
- To protect the deposit in the custodial Deposit Protection Scheme.
Letting & Rent Collection Service:
8% of annual rent (9.6% Incl VAT) plus Set-up Fee of £200 (Incl VAT), includes:
- To visit the property and give initial rent appraisal.
- Promotion and marketing of the property, via our website, property portals and window displays.
- Finding and Screening of tenants.
- Comprehensive referencing of tenants.
- Preparation of Tenancy Agreement.
- To arrange for the inventory and statement of condition of the property.
- To notify the utility companies (except telephone providers) including the local authority.
- To protect the deposit in the custodial Deposit Protection Scheme.
- To collect monthly rent from the tenant and transfer to Landlord’s bank account after deduction of appropriate fees throughout the term of the tenancy.
- In the event of the tenant goint into rent arrears, to take necessary steps for tenant eviction in order to get the property vacated and find a new tenant.
Full Management with Rent Guarantee:
10% of annual rent (12% Incl VAT) plus Set-up Fee of £275 (Incl VAT), includes:
- To visit the property and give initial rent appraisal.
- Promotion and marketing of the property, via our website, property portals and window displays.
- Finding and Screening of tenants.
- Comprehensive referencing of tenants.
- Preparation of Tenancy Agreement.
- To arrange for the inventory and statement of condition of the property.
- To notify the utility companies (except telephone providers) including the local authority.
- To protect the deposit in the custodial Deposit Protection Scheme.
- To collect monthly rent from the tenant and transfer to Landlord’s bank account after deduction of appropriate fees throughout the term of the tenancy.
- Periodic property inspections carried out every 6 months and inspection report sent to landlord.
- Manage property repairs and maintenance.
- Manage insurance claims.
- Arranging a new tenancy agreement and negotiate rent increases.
- Full check service at the end of the tenancy agreement and deposit reconciliation.
What does our Rent Guarantee service cover?
- Full rent protection for the total monthly rent, for upto 4 tenants, as named on the Tenancy agreement.
- Rent payable until vacant possession is obtained with no time limit and regardless of when the fixed term tenancy ends.
- Legal costs to obtain possession of the property if the tenant fails to pay the rent.
- Total claims limit of £50,000.
- Covers breaches of the tenancy agreement by the tenant, including non-payment of rent and expired Section 21 notices.
- Court attendance included as part of the service.
Property Set up Fee: (Irrespective of level of Service):
- Agree the market rent and find a tenant in accordance with the landlord guidelines
- Advise on refurbishment
- Provide guidance on compliance with statutory provisions and letting consents
- Carry out accompanied viewings (as appropriate)
- Market the property and advertise on relevant portals
- Erect board outside property in accordance with Town and Country Planning Act 1990
- Advise on non-resident tax status and HMRC (if relevant)
Deposit Registration Fee: £36 (Incl VAT)
Additional Property Visits: On Landlord’s request £36 (Incl VAT)
Inventory Fee (landlords share): Dependent on the number of bedrooms and/or size of the property and outbuildings.
