Tenant Find & Let: One month’s rent plus VAT (subject to a minimum £840.00 inc VAT). Payable for each letting to a tenant introduced by The Agent. Payable on commencement of tenancy and deducted from the rent collected at the commencement of tenancy with any shortfall payable prior to move in.

Full Management: Includes Tenant Find, Letting and Rent Collection Landlord Start Up Fee of £399.00 (inc VAT) payable for each letting to a tenant introduced by The Agent and deducted from the rent collected at the commencement of tenancy, plus 13.2% (inc VAT) of the rent, deducted from the rent as received.

Other Charges

Inventory preparation fee: between £84.00 and £180.00 (inc VAT) dependent on size of property.

Deposit Protection legislation: F.O.C.

Preparation of paperwork for

Alternative Dispute Resolution: £300.00 (inc VAT)

Duplicate Statements: £24.00 (inc VAT) per copy provided

Professional hourly rate: £84.00 (inc VAT) per hour

Re-signing fee: £240.00 (inc VAT) payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant

Post Letting Service

(Inclusive with our “Letting and Rent Collection” and “Full Management” services)

Tenant move out & Inventory Check (including damage report)-: £90.00 (inc VAT)

All prices subject to change after two months’ written notice & where applicable are subject to the current rate of VAT

Cancellation

Where Letting and Rent Collection or Full Management, Letting and Rent Collection services are cancelled during the tenancy (including any extensions) fees will continue to be payable until either the end of the current fixed term of the tenancy or for six months if the tenancy is in Statutory Periodic. Additionally if the existing tenant/s introduced by Belvoir Rochester remain in the property the Tenant Find Only fee detailed above will become payable immediately.

Withdrawal before Let

Where The Landlord withdraws the Property from the market after costs have been incurred by The Agent a minimum fee of £330 inc VAT will be payable. 2) Where the Landlord withdraws the property following the agent’s acceptance of an applicant, a fee of 1.2 months rent inc vat is payable immediately to the agent (Belvoir Swale).
