One Bed, Huxley Close, off Church Road near Brunel
Nice location close to Brunel University and within walking distance of town for commuters, but given the roll out of bed distance from the Uni that students love I think they would be your main market with this particular flat.
Decent size and looks to be in reasonable condition but is sight unseen from me. I would with both of these properties be thinking about the lease lengths.
The asking price is £239,950 and Nevill’s think that the rental income would be £950pcm which I think as fair. Across the market I think price growth will be less this year and this strikes me as a reasonable price. That would make for a gross yield of 4.75%.
Studio, Verona Close, off Cowley High Road
Not far from Huxley Close but more firmly set in Cowley is this studio flat close to the Grand Union Canal. The price is £149,950 which is a realistic price again. I have seen some studios where the agents are looking for the prices which developers put new builds on for, which are at a premium so it’s nice to see realism in the pricing.
Let at £700pcm the property would offer a gross yield of 5.6%.
Again lease lengths are unknown which is a key question.
