On the market with Arron James, my nice neighbours here on Hillingdon Hill is this one bedroom maisonette in Juniper Way, Hayes. Juniper Way is about miles from Hayes and Harlington Station so should catch some of that Crossrail enthusiasm we see from investors.
Juniper Way is on the market for £189,950. As far was landlords are concerned there is local competition from nice one beds in Varcoe Gardens which often see rents of £1,000pcm which shows the standard to aim for. An older property with a standard finish will let for £925-£950pcm.
This would make for a yield at £950pcm of 6%. A decent return in this climate. No internal photos taken so I would assume work to be done!
With a decent main bedroom and a study (the room is not large enough to be a bedroom) the property should offer options to potential tenants which will increase demand.
