Buy to Let Property Review: 2 Bed Newcourt

On the market with a local agent this two bedroom flat has been on available for ten months, with a few price variations.    

The location is Newcourt, a popular rental area, and there are many studios and one beds in the immediate area.  Newcourt is off Benbow Waye, off the Cowley High Street A408 which runs between Uxbridge and Cowley.  It’s about a mile to the nearest train station, and a mile and a half into Uxbridge.  The property comes with a garage.   

As ever do your own research but there is a lot of property for the money at £169,950 this is at the lower scale for the costs of a two bedroom property in the area.  There are two bedroom properties on the rental market close by for £995 but I would set my expected rental income at £925 for working out whether the property would work for me.

At £925pcm on the advertised price of £169,950 the yield is 6.5%.  

The agents comment that the lease has been extended and the EPC rating is a B which make it heat efficient.
