I have a few landlords who like a project. A property that can be improved, value added and then let. These can often be hard to find, but I did want to discuss one example.
This property is for sale on Edgar Road, Edgar is just off Horton Road which runs close to West Drayton station, so this property has full appeal to investors looking for anticipated capital growth from the development of Crossrail which comes in 2019 to the local area.
Long term I think that property like this will be popular due to proximity to the station and being a three bedroom house with garden, a decent Hillingdon Semi. This is being offered for a little more than the price of a new build flat, with more potential. But also needing much more work however!
A three bed house in the area might let for between £1,250pcm – £1,750pcm but around £1350pcm for a basic three bed being the most popular price. There are other options for a landlord aside from a single let such as making the home into a shared house for 4 tenants which would give a higher rent but would cost more initially and ongoing. That is the route I would go down initially for the higher rent.
Three bed houses in West Drayton range in price from £310,000 to £425,000.
