On the market is this three/four bedroom terraced house in Beechwood Avenue, Hillingdon. The property is let out via Brunel University at the moment. Beechwood Avenue is just to the south of Hillingdon Hospital so the location is about half an hours walk from the University and about 16 minutes if you hop on a bus at Hillingdon Hospital. Proximity to the university is a primary criteria for students.
So this location would be a secondary choice but still viable for student tenants at Brunel.
The property is currently let until June at £14,500 per year. This makes for £1,208.33per month or £93 per person per week based on three sharing. A fairly modest rent. I would be hoping for a couple of hundred pounds per month more from this property whilst still being fairly cautious. £1,400pcm would net a 5% yield. The key would be letting to four rather than three tenants.
So an interesting investment in student from what looks to be a nicely decorated property. But will the property stand up to a closer viewing?
