Mandatory Licensed HMO’s are a rarity in Uxbridge as they require three floors and 5 or more occupants but here is an example of one. They are rare because more property in the area is only two stories, most of the three storey (or more) HMO’s are found closer to central London.
Being close to Brunel University this will be a prime source for tenants for a landlord for this property. But the nursing campus for Bucks is not so far away either!
This one is located in a great position on The Greenway. I love The Greenway as a BTL location. With proximity to both Brunel and Uxbridge it is a great location and one of my top three for the area. Also this is a lovely building, it is late Victorian/Edwardian by my reckoning. Lots of history there.
The current rent roll is £28,800 based on 6 bedrooms. Now the agents have said that that could increase to £32,800 if the licensed is increased from 6 to 8. Not going to argue with Christopher Nevill on that (they are nice agents) but suggest permission for the increase is likely to be based on factors such as room size and the council looks for rooms over 6.5m². So take a look at the detailed floor plan and I would talk this over with the local HMO officers if this was a consideration for a landlord of mine.
At the current rent the yield is 4.8%. Not high for a HMO and there are not going to be so many buyers chasing a HMO at this cost compared to single bed flats, two beds and studios so there is often more scope for negotiation at this level…
