Park Road runs from Uxbridge to the Swakeley’s Roundabout and goes past the Cricket ground, Hillingdon Athletics and Uxbridge College. But close to town there’s a small spur and here you will find the property we are looking at today.
This one bedroom, on the market for £275,000 with active agents Gibbs Gillespie, is less than half a mile from the station so very close to the town centre. It is well presented and my research tells me it has been offered to rent at £1,000pcm earlier in the year. Another one bedroom in the same development was advertised earlier this month for rent and wasn’t on the market too long at £1,195pcm, which is well above the area average for a one bed.
Both were well presented but the one on at £1,195pcm edged it with a balcony and an impressive combination of Art Noveau and a contemporary finish. But I would take from it that the one at £1,000pcm could achieve a higher rent in the future. At £1,000pcm the yield would be 4.4%.
We don’t see many properties in North Uxbridge and it’s in a lovely area, nicely set back from Park Road, that holds value well. In my opinion this property is likely to make a good long term investment prospect.
