As part of my articles looking at property which might make a good buy to let investment and what to consider when looking for suitable property I have come across this property in Hillingdon.
It’s a well presented one bedroom flat located off the Uxbridge Road behind Marlborough Parade and up Pole Hill and Charville Lane. So it has access to good local facilities and is set backing onto Swakeleys School for girls so lots of green open spaces around. The area really does move from being urban to rural in a few hundred metres, going from ponies clopping by to the rush of traffic on the Uxbridge Road.
As you can tell I quite like this area. It might not be a first choice for investors because it’s a little far from a station Uxbridge or Hillingdon being the closest. But jobs demand is strong in Hillingdon (one of a tiny minority of outer London Boroughs which is a daily net importer of workers rather than an exporter). So not being close to a station tends not to be a significant barrier to finding a tenant in the area.
Based on renting at £850pcm the property would have a gross yield of 5.4% at the asking price of £189,950.
The property looks to be nicely finished with minimal work before marketing.
