On the market or soon to come at least is this studio flat in Hawthorne Crescent, listed by Hunters. They are looking for £169,950 for the property.
I know Boxwood Close and Hawthorne Crescent. Nice studio’s there. Will normally let for £750pcm for one in good condition, and the photos indicate this should be the case – but you would want to see it in the flesh. At this rent the gross yield would be 5.3% on the asking price.
The property is quite close to the Warwick Road entrance to West Drayton station which is going to be a Crossrail station from 2019, or Elizabeth Line as we should now call it.
The last studio on Hawthorne sold a year ago for £121,000 and in Boxwood £125,000 a couple of years back in July 2014. However new build studios in Hayes and Uxbridge are going for £220,000 so you can see the direction the market is going. Still I would prefer a landlord of mine to pay £150-160,000 but you sometimes have no choice if you want the property in a good location and there is other interest. It just takes one other buyer….
