Subject to condition the property might let for £750pcm (always an unknown when condition is unknown) but at that rate the gross yield would be 6.4%.
The layouts I have seen in Hambledon tend to be good but as said this is sight unseen.
Markets slow in December and prices typically drop over the winter months so organising a purchase ahead of 2016 might well be wise. Especially with the rise on Stamp Duty of a flat 3% looming in April.
