I have mentioned Hambledon Close a couple of times. The location is close to Harlington Road not so far from Hillingdon Hospital and the Uxbridge Road. On the market with the nice people at Lakin’s is this studio which is let at £700pcm and a price of £135,000 for the property.
I am comfortable that £700pcm can be achieved consistently on this property and that 6.2% is quite deliverable as a gross yield. Even when the location is a little further from Uxbridge town centre.
The nearest station is West Drayton and most tenants I expect will have a vehicle, if there is not an assigned parking space there is plenty of parking in the Close,
When the lease drops below 85 years and you have the right I would then be looking at a lease extension so please account for that in the next few years.
Frankly if you like studio flats as an investment this is well worth looking at.
