Today’s buy to let property for consideration is a studio flat in Yeading but you are going to need to be quick. It is on the market for £112,500 and is a repro sale. The agents have an offer of £108,000 and are looking for higher before exchange of contracts and the highest offer will secure. Banks sales are quite straightforward in that respect.
The property looks to be in good condition and provided that follows through I would be looking for rent of £700pcm. Studio’s on the Glencoe estate are a rarity. That would make for a gross yield of 7.5%. At a more conservative £650pcm the yield would be 6.9%.
This Yeading location is 1.5 miles and agents particulars make no mention of allocated parking. It’s a little far from the tube – but does have a good bus service. I also quite like this modern estate which is popular with tenants when I have marketed property in the area.
At the asking price this flat could well offer a very good return. This yield won’t sit around for long!
