Whitehall Road ends close to the town centre – you just cross under the Hillingdon Road and you are in town. So great if you work there or commute on the Metropolitan or Piccadilly lines into London.
Three bed flats tend to be less popular than two beds but the location is good for either town or Brunel. The best rent is going to be achieved from students at Brunel University or Bucks University (the nursing campus in Uxbridge). For them access to Brunel is simple – walk along Whitehall, cross over at the crossing on The Greenway and into Cleveland Road which bisects to Brunel site.
The area is covered by an Article 4 direction so if buying this property I would be want to be sure I had good history that the flat had been let as an HMO since before 2012 and was listed as such by LB of Hillingdon as Students are the obvious rental choice here.
The property is currently achieving £1,300pcm which makes for a gross yield of 5.8%. Not high for a student property but a three bed let should be quite simple to manage providing the property is in good order and is kept that way.
