Elliot Lee recommend rent as £1,300pcm. Given others in the block are marketed as £1,200pcm I would work my figures on that level of rent to be cautious. This makes for a gross yield of 5.2% You may well get more for the nicely finished flat but readers will know I err on prudence.
The area is well located for Hillingdon Hospital just over Pield Heath Road. It’s also located well for Brunel University. Proximity to the hospital brings lots of good bus routes to the area which is a plus. So getting to Hayes, West Drayton or Uxbridge is simple from here if you don;t own a car, and there is parking if you do.
If looking at this property myself I would be keen to find out of there was a lift to the property. Historic estate agents adverts don’t mention one. It’s located on the top floor so might be a struggle for a couple with a young child so might reduce tenant choice, but sharers and couples alone tend to be less concerned about that short of thing.
