Property investors continue to be excited by Crossrail and the capital growth expected in key stations along the route. Crossrail opens in 2018 and is a new cross London train route stretching from Maidenhead in the west through central London and out to Essex or Abbey Wood south of the Thames. West Drayton and Hayes and Harlington stations are on route and journeys from West Drayton to Tottenham Court Road are expected to take 24 minutes. Combine frequency and speed and you can see the charm and draw of Crossrail!
So what property is available close to the station? Development at RAF West Drayton created quality flats in the Parkwest development and some of these apartments are coming back on the market; there are two beds at an average of £240,000 which normally rent for around £1150pcm giving a gross yield of 5.7%.
Close to the station, nearby flats like Merrivale Mews on Tavistock Road are worth considering or further along Tavistock, the attractive homes on Wraysbury Drive by the canal enjoy a great vista. Flats on Knowles Close are roll-out-of-bed distance to the station and normally benefit from long leases with the freeholder. Demand is high for the Knowles Close property.
Although I’ve talked about West Drayton, it shouldn’t be lost that Hayes and Harlington station will get a bet-ter service from Crossrail as they’re ahead of the Heathrow spur.
