Buy To Let Property Review: West Drayton, Two Bedroom Flat, Station Road

This two bedroom flat  on with R Whitley & Co is located close to West Drayton Station on Station Road.  The flat is sited above West Drayton Physiotherapy Centre. Okay so the flat is above commercial premises.  But as the neighbours are a Physio unit I am sure that they won’t be open unsocial hours and don’t have many of the issues inherant with shops like food smells and out of hours noise.

The floor plans look okay, with one good double and a smaller single room.

In a busy area parking might be an issue, but this property comes with an allocated space.

The EPC rating is E (just).  So I would want to know what easy improvements could be made to improve it’s rating.  This can be seen by seeing a full copy of an EPC which any viewer is entitled to.  You wouldn’t want your buy to let property to be reassessed when the EPC goes out of date (they are valid for ten years) into a lower band, which might cause issues with letting out (it might be illegal by that stage to let property in bands F&G).   

I believe in this case the EPC assessment was done with no heating system in place and low levels of energy efficient lighting.  The question then becomes what heating systems are there?  It is a Landlord and Tenant Act 1985 Section 11 obligation “…to keep in repair and proper working order the installations in the dwelling-house for space heating and heating water”.

The property is on the market at £152,500.  At £875 pcm the yield would be 6.8%.  The lease length is 99 years.
