Uxbridge County Court Possessions
Last post I wrote about how tenant arrears are increasing.
This prompted me to look at local evictions and ask myself the question, what is the chance you will have to evict your tenant in Uxbridge?
Accelerated possession’s follow Section 21 notices. These are no-fault evictions where a tenancy has come to an end or the landlord has decided to pursue this method instead of a Section 8 notice for possession. Section 8 is used when a tenant is behind on rent. Section 21 is quicker and cheaper than other possession types so even if there are arrears landlords sometimes use this route. It can also be used if a landlord wants to move back into a property.
Mortgage possessions include property with and without tenants and it’s good to see these decrease.
The number of claims for eviction excluding mortgages was level year on year in the area.

Please note, Just because a case is heard at Uxbridge does not mean it relates to an eviction in Hillingdon. Hence the difference between evictions in 2015 and back in 2011. I think Uxbridge County Court covers a wider area than Hillingdon.
What is the chance of having to evict a tenant in Hillingdon?
For accurate data I have gone back to 2011, the time of the last census. These numbers are from 2011. SInce then I can only see the Private Rental Sector having increased as a % of tenure type.
In 2011 there were 103,990 household in Hillingdon of which 18,141 rented privately and 16,752 rented from the local authority or Social housing. So that makes for a total of 34,893 rented properties in Hillingdon in 2011.
According to Ministry of Justice data in 2011 there were 1,195 claims made for Eviction (excluding mortgage claims) combined with 34,893 rented properties makes for an eviction rate of 3.4%.
From the table above it might look like Social Landlords have a higher eviction rate than Private landlords, however you can’t know that without knowing the mix of Accelerated Possession claims that Social and Private landlord’s make.
What do I take from this? Altogether this is a good reason to cover yourself as a landlord with rent and legal insurance and make sure your agent follows a firm tenant screening and reference process.
