What benefits does Crossrail bring to West Drayton?
A more frequent service into London and a cutting of the journey times. Looking at timetables at the moment it takes 24-28 mins to get to Paddington and with Crossrail it will take 20. Well not much of an improvement really? The real benefit is when you want to go further in to London as the line no longer stops at Paddington. So West Drayton to Canary Wharf currently takes 1h 7 mins. Crossrail bludgeons that down to 37 mins. Now you are beginning to see it…..
Yields are reasonable over 4.5% gross in many cases and a number of investors are attracted to new property. New builds frequently come with nice long leases and maintenance issues tend to be negligible or at lease covered by a home builders guarantee.
Rents requested tend to be higher but can be suppressed when lots of new builds come onto the market. At the moment we aren’t seeing much rental increased for two beds for example at the moment.
There are a number of new developments so I thought I would highlight a few to people who are interested in investing in the area and note where sold out or not. I am not connected in anyway to any of these companies, just keen to find good landlords, good property!

This prominent development on the High Steet, Drayton Wharf which at the bridge backs onto the canal is set nice and close to the station. A total of fifty one, one and two bedroom properties.

Another good developer has been Bellway and they are selling the latest phase of their development at Drayton Garden Village just off Porters Way. This is the site of RAF West Drayton which has been many new homes built in the area.
The site has good access to the high street and the station via the back entrance to West Drayton station where the Platform 5 development is sited. These popular developments have attracted a wide range of professional tenants in the past.
