The Situation
Adrian & Zoe bought their first investment property via auction and didn’t realise they had purchased a property with a low number of years left on the lease. They had previously had their property on the sales market with another Estate Agent who overvalued the property and didn’t make them aware of the pitfalls that could occur due to the lease.
The Clients Objective
Adrian and Zoe had completely renovated their investment property and wanted to put there property up for sale, but after their first estate agent didn’t work out for them, they now wanted an honest, reliable and Warrington based estate agent, who could give them sound advice and help them with any issues.
Our Solution
Gary and Craig from the sales team discussed the pitfalls that could happen with the property having a low number of years left on the lease and they also made them aware of how they could purchase the freehold for the property or how we could negotiate a price reduction with the purchasers to make it a more desirable property for potential purchasers.
What it meant to them
With the current owners knowing all the things that could happen during the sale of there property and having a solution in place. This meant once a purchaser was found for the property, Belvoir Estate and Letting Agents managed to negotiate a price which both vendor and purchaser were happy with.
