Yes. This is a legal obligation and must be made available within 7 days of putting the property on the market. If you are renting your property out, your rating will need to be above an E.  ie, A to E for rentals only.

This service is free.  We will book a free no obligation valuation with you and discuss with you in detail what you need to do to get the ball rolling.  No hard sell or pushy sales pitches just good honest advice.

We work on a no sale, no fee basis. The only time you pay our fee is upon completion once the monies have cleared and agreed with the solicitors.

Professional photographs, 360 virtual tour and floor plan.  Marketing on Rightmove, Belvoir website and shared on social media including Instagram, facebook, twitter and also shared with our business partner Warrington Worldwide.

Our selling fees are a minimum fee of £1500 inclusive of vat or 1% inclusive of vat of the total value of sale of the property.

All we ask is you give us 14 days written notice.

No, we do all the viewings for you so there will be no awkward situations when viewers come to see your property.

Once an offer has been accepted and the memorandum of sales has been drawn up, we will continue to market the property as “sold subject to contract”.  We won’t do any further viewings at this point.

It will be marketed until the property sells.  You will receive regular feedback each week and after every viewing via WhatsApp.  If you don’t have WhatsApp or you prefer e-mail or a phone call that’s not a problem.

Yes. They will act on your behalf throughout the sale/purchase process, liaising with us and other solicitors involved.

The market is buoyant.  Warrington is a growing economic area and the population has grown by 4.6% from 2011 to 2021. In the last 5 years 4677 new homes have been built.  Warrington offers big employment opportunities hence the growing housing demand.
