Summary of Services & Fees

Full Property Management

To market your property we will:

  • Ensure we note full details of your wishes with respect to the letting
  • Apply to your Lender for permission to let, if applicable
  • Provide you with advice and assistance on protecting your property and rental income
  • Search our database to find a tenant match
  • Place your property details on our national website and appropriate portal sites, all of which we will monitor and update daily
  • Effect appropriate advertising of your property through local newspaper media, by board erection, from our business premises and through direct mailing to local businesses
  • Conduct accompanied tenant viewings at your property, giving you full feedback on each occasion
  • On finding a potentially suitable tenant we will carry out credit and status checks
  • Keep you advised of progress throughout all processes

If a tenant matches the property and passes our checks we will:

  • Gain your approval of the tenant and official consent to proceed
  • Carry out a full statement of condition at the property, as appropriate
  • Issue all the required advance legal notices
  • Draw up and agree with you the Tenancy Agreement and Condition
  • Check the property is ready for occupation
  • Arrange buildings and contents and/or rent and legal insurance cover as requested
  • Collect all advance monies from the tenant
  • Move in the tenant
  • Inform all the utilities of the change of occupant, together with meter readings
  • Account for and hold in our designated and fully bonded client account the required dilapidation deposit
  • Forward your monies by direct electronic transfer to your nominated bank account without delay, providing you with a statement of account and copies of all relevant documentation

Our ongoing full management of the property will then consist of:

  • Arrangement of rent guarantee and legal protection insurance, if appropriate
  • Monitoring and collection of all ongoing monthly rental income
  • Payment of all due monies received to your nominated bank account by direct transfer and issue of a monthly statement
  • Carrying out regular inspections of your property and issue to you of a full follow-up report
  • Ensuring maintenance problems are dealt with swiftly and as per your instructions, using reputable tradesmen
  • Payment for all repairs and liabilities up to authorised limits direct form monthly rental income

At the end of the tenancy we will:

  • Issue the advance legal notices as required
  • Advise the tenant of the required Move Out procedures
  • Carry out the ‘Move Out’ with the tenant
  • Check the property against the inventory/statement of condition and Inform you of any dilapidations
  • Repay the held deposit or deduct for any necessary dilapidation charges
  • Take all meter readings and inform the utility providers as necessary Hand over the property to you or seek a new tenant as instructed

Charges consist of a set up fee and a monthly management fee

There is an initial start up fee at the commencement of each tenancy to a new tenant

Tenancy Start Up Fee: £250+ VAT (£300 inclusive of VAT)

There is an ongoing management fee which is a percentage calculation of each monthly rent throughout the period of tenancy

Management Fee: 10% + VAT of the gross monthly rent (12% inclusive VAT)

No fees are payable until we find a suitable tenant.  Fees will, wherever possible, be deducted from rental income received.

Tenant Find Only:

  • Place your property details on our national website and appropriate portal sites, all of which we will monitor and update daily
  • Effect appropriate advertising of your property through local newspaper media, from our business premises and through direct mailing to local businesses
  • Conduct accompanied tenant viewings at your property, giving you full feedback on each occasion
  • On finding a potentially suitable tenant we will carry out credit and status checks
  • We will keep you advised of progress throughout all processes

If a tenant matches the property and passes our checks we will:

  • Seek your authority to proceed to offer the tenancy to the applicant
  • Carry out a full statement of condition at the property, if requested
  • Issue all the required advance legal notices
  • Draw up and agree with you the Tenancy Agreement and Condition
  • Ensure the property is ready for occupation
  • Arrange buildings and contents insurance cover as requested
  • Collect all advance monies from the tenant
  • Receive a completed standing order form from the tenant for future payments to your nominated bank account, if appropriate
  • Move in the tenant
  • Inform all the utilities of the change of occupant, together with meter readings
  • Account for and hold in our designated and fully bonded client account the required dilapidation deposit
  • Forward the balance of rental monies to you, having deducted our fees/charges as agreed, together with copies of all relevant documentation

We have a single fee of £400 + VAT (£480 inclusive of VAT). No fees are payable until we find a suitable tenant.  Fees will then be deducted, wherever possible, from the first month’s rent.

Other Charges

Inventory Preparation fee: 1 Bed £70+ VAT (£84 inclusive of VAT), 2 Bed £90 + VAT (£108 inclusive of VAT), 3 Bed £110 + VAT (£132 inclusive of VAT).

Re Let Fee – New Tenants:                                  £250 + VAT (£300 inclusive of VAT).

Rent Guarantee Cover                                          £225 + VAT (£270 inclusive of VAT).

Renewal Tenancy Agreement                               £50 + VAT (£60 inclusive of VAT).

Section 13 Rent Increase Notice                           £50 + VAT (£60 inclusive of VAT).

Section 21 and Section 8 Notice                            £75 + VAT (£90 inclusive of VAT).

Legionella Risk Assessment                                   £25 + VAT (£30 inclusive of VAT).
