1. Arranging Your Finances

We recommend you ensure your finances are organised before you begin your property search, this will allow you to know how much money you will have to fund the purchase. 2. Let Us Know Your Requirements

3. Finding the Right Property

When we know your property requirements we can find a range of properties that meet your criteria. We can also ensure you are kept up to date with the latest properties via email. If we don’t have what you want let us know as we offer a search service as well

4. Successful Viewings

We offer accompanied viewings with a knowledgeable Belvoir representative to ensure that an experienced advisor is on hand to answer any queries. We arrange viewings for a time that are convenient for you.

5. Appointing a Solicitor

The successful purchase of a property can be reliant on the instruction of an efficient and experienced solicitor. We strongly recommend that you use a solicitor that specialises in conveyancing who knows the area where the property is. If you don’t have a preferred conveyancing company we can put you in touch with experts.

6. Making an Offer

When you have found a property you would like to make an offer on we will put your offer forward to the vendor both verbally and in writing. At this stage you may need to provide any information to verify you are able to proceed with the purchase (e.g. produce evidence of your mortgage agreed in principle).

Until both sides have signed the contracts there are no legal obligations.

7. Offer Accepted

Once the vendor has accepted your offer we will:

Prepare a memorandum of saleWrite to all parties to confirm the agreed price. Request that you confirm your solicitor’s and mortgage broker’s details

At this time you will need to inform your solicitor to proceed with the conveyancing process and your mortgage broker to go forward with your application.

8. Conveyancing

Your solicitor will do the following as part of the conveyancing process:

Raise any enquiries on receipt of the draft contract from the vendor’s solicitor. Request their own local searches. Refer to the information already provided in the seller’s Home Information Pack. Agree on a date for exchange of contracts. Survey and Mortgage Offer

A surveyor will organise a survey of the property on the behalf of the mortgage provider to identify any structural problems that may be present and to confirm the value of the property.

There are no legal obligations until contracts are signed.

9. Exchange of Contracts

The formal exchange of contracts agrees the terms of the sale and makes them legally binding on both you and the buyer. The deposit will then be transferred from your solicitor to the vendors solicitors account. Once this has happened then a completion date will be agreed with the vendor.

 

10. Completion

When the remaining money has been transferred the purchase is complete. Once the money has cleared in the vendors account then the keys will be released.

Congratulations, you are now the legal owner of the property!
