Initial set up fee per Tenancy of £420 (£350 plus VAT) then 9.0% of the monthly rent (7.5% plus VAT)

  • Fully referencing the tenants (using Let Alliance)
  • Includes the Belvoir Tenancy Agreement

  • Processing the 1st month’s rent for Landlord
  • Collect on-going monthly rents & generate rent statements

FULL MANAGEMENT

Initial set up fee per Tenancy of £420 (£350 plus VAT) then 12.5% of rent (10.42% plus VAT)

  • Full Property marketing including all three major property portals – Rightmove, Zoopla and OnTheMarket
  • Accompanied viewings
  • Fully referencing the tenants (using Let Alliance)
  • Includes the Belvoir Tenancy Agreement
  • Includes the Belvoir Inventory/Statement of condition
  • Processing the Tenants Deposit into the Belvoir DPS
  • Processing the 1st month’s rent for Landlord
  • Collect on-going monthly rents & generate rent statements
  • Management of Property repairs
  • Regular periodic visits to property with a written report
  • Ensuring Legal compliance for required safety certificates
  • Ensuring correct Notices served when possession is required
  • Accompanied Check-outs

LET ONLY

Initial set up fee per Tenancy of 90% of rent (75% plus VAT)  Minimum Charge £420 (£350 plus VAT),

  • Full Property marketing including all three major property portals – Rightmove, Zoopla and OnTheMarket
  • Accompanied viewings
  • Fully referencing the tenants (using Let Alliance)
  • Includes the Belvoir Tenancy Agreement
  • Includes the Belvoir Inventory/Schedule of Condition
  • Processing the Tenants Deposit into the Belvoir DPS & then transfer to Landlords DPS account.
  • Processing the 1st month’s rent for Landlord

ADDITIONAL FEES

  • Annual Deposit Dispute Service Charge £36 (£30 plus VAT)
  • Additional Property Visits £25
  • Insurance claim handling fee: 10% + VAT (12% Inclusive of VAT) of cost of works before VAT
  • Professional hourly rate £50 + VAT (£60 Inclusive of VAT) per hour
  • Re-signing fee: £50 + VAT (£60 Inclusive of VAT) payable where The Agent, with your agreement, arranges a renewal of tenancy to an existing tenant.

 

Cancellation

Where Full Management or Rent Collection service is cancelled during the tenancy (including any fixed extensions, or periodic stages) a fee of £300 (£250 plus VAT) will be payable. We will require at least one tenancy months notice.

A withdrawal fee of £90 (£75 plus VAT) will be charged in the event of a let being agreed verbally but prior to the tenancy agreement being signed. The withdrawal fee is to cover the costs incurred by the agent in obtaining references, attending viewings and travel expenses.
