So How Do I Do It? 

Find Out Your Notice Period

You should have a Terms of Business with your existing agent which sets out the term of your agreement and the notice that you are required to provide to end the agreement.  This will vary from agent to agent but in most instances, it should be a relatively straightforward process to give notice.  If you are in doubt about how and when to do this, then send us a copy of your paperwork and we’ll be more than happy to give you some honest and transparent advice on the most appropriate course of action.

Complete Our Paperwork

We’ll provide you with a comprehensive set of paperwork giving the full details of our service and fully transparent fees and charges and ask you to sign our Terms of Business.  If you have any questions we’re more happy to go through the details of our services and answer any queries or concerns that you may have.

Collect The Relevant Documentation

We can do this on your behalf, but we do ask that you provide us with your previous agent’s details along with your current tenant’s contact details. We will then liaise with your previous agent to obtain copies of the property inventory, gas safety certificates, inspections, electrical safety checks and deposit details.

Informing Tenants

A common misconception many landlords believe is that they think they need to wait until the end of a tenancy to switch letting agent to avoid confusing with the rent payments, however this is not the case. In reality it actually can be a benefit as the current tenants may also not be satisfied with the agent’s management and may decide to stay in the property longer due to new management and ultimately extend their rent.

After a switch we would usually set up a meeting with the tenants to introduce ourselves and provide them with our contact information, and the new details of where to make their standing order payments. We would also create and provide them with a new tenancy agreement, for them to sign.
