How do I start my property search?

Begin your search by browsing the listings on our website. You can filter properties based on your preferences, such as location, number of bedrooms, and price range. Alternatively, pop into our North Manchester office or give us a call, and our experienced agents can assist you in finding the right property.

How much deposit will I need?

Typically, a deposit is equivalent to five weeks’ rent. However, this may vary depending on the property and landlord’s specifications. It’s essential to check the deposit amount for each property when making inquiries.

How is my deposit protected?

Your deposit is safeguarded under a government-approved Tenancy Deposit Scheme (TDS). It ensures that tenants will get their deposit back at the end of the tenancy, provided they meet the terms of the tenancy agreement.

What reference checks will be carried out?

Letting agents, including Belvoir Manchester North, usually conduct the following checks:

  • Employment Reference: To confirm your employment status and salary.
  • Previous Landlord Reference: To ensure you’ve been a responsible tenant.
  • Credit Check: To check for any adverse credit history or CCJs.
  • Right to Rent Check: A mandatory check introduced by the government to ensure tenants have the legal right to rent property in the UK. This involves checking and verifying documents, like passports or residence permits, to confirm your eligibility.

It’s crucial for tenants to be aware of these checks and have the necessary documents ready.

Can I rent if I’m self-employed or a student?

Absolutely! If you’re self-employed, you may need to provide evidence of your income, like bank statements or tax returns. Students might be required to provide a guarantor – usually a parent or guardian who agrees to cover the rent if the tenant fails to pay.

Who is responsible for repairs and maintenance?

Generally, landlords are responsible for most repairs, especially if they relate to the property’s structure, exterior, or installations. Tenants are usually responsible for minor repairs and any damage they cause.

Do I need renters insurance?

While it’s not a legal requirement, we strongly recommend renters insurance. It covers your personal belongings in case of theft, fire, or other damages. The landlord’s insurance only covers the structure and their property.

How do I renew or end my tenancy?

If you wish to renew your tenancy, get in touch with us a couple of months before your current agreement expires. We can guide you through the renewal process. If you decide to move out, ensure you provide the notice as per the terms stated in your tenancy agreement.

Can I decorate or make changes to the property?

You must get the landlord’s permission before making any alterations or decorations to the property. Some landlords are flexible, while others prefer to keep the property in its original state.

How often can my rent be increased?

Landlords can’t arbitrarily raise your rent. Any increase must be fair, and with proper notice, usually tied to the end of your tenancy.
